What is the average length of a residential transaction?
Here at Brixworth Legal we will work to the timescales you set us as far as possible. Being a small firm allows us to be flexible and prioritise matters that are deemed urgent. An average conveyancing transaction takes approximately 12 weeks. However it can take a longer or shorter period depending on the complexity of the matter, the number of parties in the chain and the property market generally. We endeavour to keep you updated on the progress of your matter and advise you throughout of the likely timescales so that you can best prepare for your move.
Can the transaction be dealt with online or will I need to attend the office?
We enjoy meeting our clients in person, but we can do most transactions online. We have an online system for verifying identity and we can report to you by email/over the phone.
Do you offer no completion, no fee services?
We do not offer ‘no completion, no fee services’ as we are only a small firm. We will always agree costs with you but if your sale or purchase is aborted then we will charge a percentage of the fee quoted dependent on what stage we have got to on your transaction.
Do I have to have searches carried out on a purchase?
If you have a mortgage then you are required to carry out searches.
Will I need a survey?
If you have a mortgage then you are required to have a survey?
Do you do wills and probate?
No we do not do wills and probate however we have a trusted advisor who can look after your needs. Contact us and we will happily make the introduction for you.
Are you on the panel for all lenders?
On a sale we can redeem any mortgage. On a purchase we are on the panel for most lenders but please contact us to confirm this.
